I'm Connor Dubin, a licensed mortgage broker at Road to Home Mortgage in Phoenix, Arizona. Here's my background, my license information, and how to verify both.
My background
Before I advised a single client on their own mortgage, I spent 10+ years working inside loan operations — processing, structuring, and helping close loans from behind the scenes. That's a different vantage point than most loan officers start from. Most learn the client-facing side first and pick up underwriting rules as they go. I learned underwriting first: what conditions actually clear a file, what documentation an underwriter will kick back, and where files typically fall apart before closing.
That background is why I describe what I do as engineering the approval, not just quoting a rate. By the time your file goes to underwriting, I've already checked it against the things that would normally slow it down.
A loan officer who has only ever sold loans can quote you a rate. A loan officer who has processed and structured loans from the inside can tell you, before you apply, whether your file will actually clear underwriting — and fix what won't.
What I do today
I'm a mortgage broker, not a direct lender — I shop multiple wholesale lenders for each client's loan rather than offering one bank's rate sheet, and I get paid by the loan closing, not by which lender I place it with. I work with four kinds of clients most often:
- First-time home buyers across the Phoenix metro, using FHA, conventional, and VA financing.
- Buyers using Arizona down payment assistance — Home Plus, Home in Five, and Arizona Is Home.
- Veterans, active-duty service members, and eligible spouses using VA purchase loans and VA IRRRL refinances.
- Homeowners navigating a mortgage through divorce — refinancing to remove a spouse, structuring an equity buyout, or purchasing a new home post-divorce. This is a genuine specialty of mine: most loan officers rarely see these files, and getting the lending side wrong can unravel an otherwise-settled divorce agreement. How I work with clients
Three things borrowers consistently tell me matter most, and that I hold myself to:
- I answer. Calls and texts get a real, same-day response. A mortgage is stressful enough without wondering where your file stands.
- I build files to clear the first time. Ten-plus years inside underwriting means I flag issues before they become conditions, rather than after.
- I shop lenders, not just rates. As a broker, every application gets compared across the lenders I have access to, not routed to a single bank's product.
